Prices are current as of October 2026 and calculated by size and specifications per square metre to give an average cost of sanding and refinishing hardwood floors and other wooden floors, using costings below. Cost is evaluated per square metre and prices are for the London area, as we generally only carry out floor sanding in London and the vicinity. If you prefer to have floor sanding cost per square foot, please ask.

Floor sanding and 2 coat hard wax oil	from £35 per m²
Stairs: sand and finish (The price for sanding stairs depends on condition and layers of paint)	from £80 per step

Minimum charge rate is £500.
Fire hearth removal & floorboards reinstalled (depending on the size of fire hearth)	£400 to £550
Damaged floorboards replacement	£25 for every metre fitted.
Carpet removal (not disposal)	£50 - £70 per room ( depending on the size of the room )
Furniture move Prices do not include moving furniture back. This moving service is only before treatment and is to enable us to work on the floor in its entirety.	from £80 - £100 per room (depending on the size and weight of the furniture)

Dustless Floor Sanding
When you think of sanding a wooden floor, you will probably be concerned about the amount of dust made during sanding. However, you need not be concerned - our sanders are state of the art and automatically extract dust. This makes a huge difference, especially on modern flat and level floors, where there really is virtually no dust at all, much less than from decorators for example. You can see from our many written and video testimonials that the lack of dust is often mentioned by our clients.
